Why do the outliers pay more, for the same product?

Perth beer war brewing after the Vic Hotel in Subiaco sells $3.50 pints

Not that I have much hair left, but anecdotally, its cheaper to get a hair cut closer to the city than its outliers, why is that?
I can get one for say $ 15.00 close to the city, but in Port Kennedy, its $ 20.00 cash?

Whats the economic rule here applying?

PS, I can get a pint of essentialypiss at the local tavern for $ 7.00.

Where as their drinkin topshelf beer cheaper?

PPS, yes I get the cheaper real estate, however what happened to product parity?
