On the subject of nearology, AUZ (and I hold) tenement Flemington abuts Syerston, Thackaringa next door to Cob and I reckon many holders punted in the 1-2c days on this. Admittedly Sconi has been the one that has mainly propelled the price in recent times but the argument of 'the first lease holder in an area would have claimed the ground if it was any good' may have some merit but doesn't always hold water. I've seen those air survey maps and I'm a little more optimistic.
