Agreed with all your points, but one (house flipping). Not sure what you do about a government that still thinks its 1955. In my day we demonstrated our discontent on the streets, and then eventually turned into our fathers/mothers - paradox, irony, whatever you want to call it. It will take an iconoclast man/woman in government to change the status quo, but those types are usually solitary travelers and not conducive to all the political BS. Quite the conundrum.
