"From the mouth of babes" (said in the nicest possible way). For a young bloke you display wisdom beyond your years. One hopes your young friends hold your opinion in high esteem. Sadly, they will probably accuse you of being a pessimist, given most are unable to differentiate between pessimism and the coming reality. But you can't fight human nature. In 50 years of trading markets I've never seen a time when folks, young AND old, are so leveraged to property. Sounds like you're playing the game as it should be played. The cashed-up, low debt folks will be the only winners when the proverbial hits the fan.
