    No, I don't expect rates to reach 10% (although anything is possible). I was just using the 10% mortgage rate as an example, given my discussion with Sierra about the late 70s crash. Nevertheless, I agree with your premise.
    In my opinion, under the current overleveraged position of Australian household mortgages, it would only take a rise of <2% to cause another property crash. That said, there can be other catalysts (political-domestic or international, environmental etc) that can have the capacity to cause a property crash. Risk is always out there.
