I have found that many of these "valuations" can be up to 30% wrong, given they don't, and cannot factor in improvements/renovations undertaken between sales. I have also found that many unsophisticated country agents actually use these figures to value properties - even when they are aware that improvements have been made since the last sale. I class this as unconscionable and unprofessional conduct, which would not pass muster in the big smoke of the RE industry. Nevertheless, I never take notice of these Web valuations. Instead, it is easier and more accurate to study comparative values in a subject area and establish your own valuation - be it as a vendor or purchaser.

Oh for the good old days when you could measure its size, multiply by the area's buildings costs, then add or subtract the properties chattels and improvements or lack thereof and be within 7 % os the selling price
