What V-h is saying is that if farm in potential was clearly worthwhile then a local would've jumped at it.
To take your 'house' sale analogy a step further-if next door was for sale at half price and easily ungraded then you'd buy it given you know the market so well.
When you ignore/tell your neighbour you're not interested then just maybe the house is over valued and just not that good.
Have another cup of coffee ,think about that and then respond.

And the last farm in we had was Apache which drilled 2 wells,both failed and they walked away.
