Hi. "When" is indeed a good question. Mitch got very sensitive when I gave my opinion of "when?"- I believe that it will rise tentatively mid year and that at the end of the year it will take off perhaps suddenly. Impatient people who have bought in too high want a magic wand- thats why they didn't like my perfectly rational and probably realistic prediction that it will really move in November and December but not drastically at least, before then.
Now I am retired- to answer Mitch's question about what I do all day. I did plenty all day for many years in an extremely tough job(to quench his rather insolent curiosity). I think its a generational thing. Much younger people can be quite impatient and do impatient things like drive inside the perimeters of FBR at Sultana rd (with the previously cited insolent curiosity) and freak out management who responded I believe with boom gates (probably a good result). People love the prospect of instant wealth but me? I am happy to wait until Chrissy- because in my very humble elderly opinion that when its gonna happen.
