Auction clearance rates in Vic are more like 54%, not 67% as per what's reported. (Not to be confused with price withheld data). There are 426 results alone that aren't attributed because there are not "available". Someone needs to write a news piece on the continually rising "unavailable" auction results real estate agents aren't submitting. If you were a real estate agent knowing the market is arguably in a down trend cycle, why would you not submit a positive result if it did get sold? Answer - because it didn't sell, therefor affecting the % to a very scary number that would catapult this market into realistic position it should be in. What a joke ...
