Again, you are right about the basic mechanics, but simplifying the human dynamic. There are a multitude of minute complexities that few know unless you've had years in the industry. In my case, more than 50 years (now retired). The added complexities I'm alluding to are the personal circumstances of both the vendor and buyer, which can have a profound effect on the outcome of any property sale, be it auction or private treaty.
