Bubble has created not because of greed, but the low cost money made available to the general public.

For most of of us, the properties that we are holding should be classified as liabilities instead of assets.

I am sure things will be as ugly as the examples of the US and Japan, but certainly a 10-20% value drop/correction + 1-1.5% rate hike in the next 1-3 years will put many so-called investors under great pressure.

By the way, the understanding of market movement does not really limited any particular age group. I am not sure how a 6,7,80 yo gentlemen is way more smarter?

We are seeing that macro econ environment is slowly changing.

I am glad that you are still very optimistic, keep that spirit on!
