    Market is pricing in the risk of negative growth Not just no growth Positive house price growth has aided hvn over the last 10 yrs What about has house price growth goes negative? How will this impact hvn? Then there is the amazon factor! That's why I am still on the sidelines. On historical numbers hvn looks good value. But markets are forward looking, and the forward numbers don't look good.
