You hit the nail on the head precisely Big Kahuna. It is a big trap for naive players who think that the great times will roll on forever. They don't - full stop. I've seen it so many times over the years - I'm 70. Ditto with business - I've personally known operators who expand rapidly by borrowing large when the good times are rolling - and in spite of my urgings they do not pull back and end up losing most everything they have. A good measure is to pull it off inside two years and then retreat.
