Chippy, I tend to agree with you on the land prices, but not on house prices. Land (zoning) is always kept in short supply to appease developers. In countries where there is less red tape, land values are much lower.
House building is different. I'm sure you'll disagree, but Australia's house building practices are a joke. The industry is very conservative and takes up innovations very reluctantly. Most houses take 9 to 24 months to build! Funny that a charity house can be built in a month! Probably not a fair comparison, but the time gulf, and therefore the cost, is immense.
