    Now your talking lol----------- It took me a few years of being had before I discovered that valuable tool wink.png

    When you stick you nose in and start investigating, talking to many in the game, you find it's rather a small world out there.


    The best lesson I learnt was, regardless as to whether an agent is involved, speak directly to the developer or buyer.

    The last transaction I did, I was working through and with a Project manager who did the negotiations with the Developer, and they paid him a finders fee, so there was no commission payable by us.

    Anyway my property is zoned village precinct - minimum lot size 500sqm.


    Over  here (WA), I expect that would mean your zoning is already Urban = the boot is on your foot, short settlement, the risk is not there for the Buyer.

    His family is a pioneer family and owns lots of land in the area.

    looks like something the cat dragged in. = LOL, my wife tells me that often.

    My Grand Parents were the Pioneers over here, ex - Dairy farming area.

    We purchased ours further down the road 15 years ago as we could see the potential.

    I am yet to get on my shed roof and take it down as that's coming with us. lol.

    Where moving just over the other side of the freeway, escaping lol, onto a bigger property, new build and down the track if they want that, they will need to cut us off on 5 acres and build around us.

    So yes, by all means speak with the developer and if nothing else, you will learn more.
