You've raised a really valid point, the fact is digital disruption is challenging the bricks and mortar retailing industry in general and the major center operators seem oblivious to the long term sustainability of charging increasing lease fees for diminishing foot traffic AND spending. How many these days browse the shopping centres and then go online to buy? 3PL firms will continue to funnel an increasing amount of goods through digital sales channels if they don't wake up to themselves.
