I fixed a portion of my loan because I was convinced rates would be increasing by now. This has actually turned out, so far, to be a bad call. Albeit by only 0.5%pa, so no biggie.

So now you are changing the argument to that banks may have reduced rates outside the RBA 's movements....

Local rates have not fundamentally increased half a dozen times in the last 20 months as per your post's intent. Period.

So despite all the sensationalism, for an owner occupier securing a loan today, their rate will be less than 20 months ago.

Will that be the case in another 20 months.... probably not.
